5 Factors Impacting Roof Cost in Washington

For homeowners in Washington, there are 5 main factors that go into quoting a roof replacement project:
  • Roof Style: Greater intricacy in your roofing design will require increased labor and meticulous planning.
  • Roof Steepness: Increased slope adds complexity to the installation process, requiring more specialized skills and safety measures for the workers involved.
  • Roofing Material: The choice of roofing material significantly influences the overall cost of a new roof, as different materials vary in price. High-quality and durable materials often come with a higher upfront cost, but they may contribute to long-term savings through reduced maintenance and increased energy efficiency.
  • Construction Work: The extent of cleanup and possible repairs needed during the installation of a new roof can significantly impact costs, as it involves additional labor, materials, and time.
  • Labor Costs: Skilled labor costs will vary depending on the complexity of the roof.

Roofing Calculator FAQ

The Roof Calculator tool is designed to quickly and precisely assess the cost of a roof repair or replacement. By taking into account factors such as your location, roof type, and size, it delivers a tailored estimate.

The roof calculator evaluates the cost of most residential materials, our calculator should cover all your needs.

Utilizing data from both residential and commercial projects, the roof calculator employs real-world insights to project accurate pricing. Factors like the roof's size, slope, local labor rates, and material costs are carefully considered. Once you input your specifics, the calculator gathers the necessary details to generate an accurate estimate.

In construction, a roofing square serves as a key metric for estimating costs related to both materials and labor for residential and commercial roofs. One roofing square equals an area of 100 square feet, equivalent to a 10 feet by 10 feet space on the roof. When placing orders for materials like shingles or flashing, it is essential for contracts to articulate quantities in squares, ensuring more precise calculations compared to using linear feet or inches.

Optimal roof area measurement involves a two-step process. Begin by determining the width and length of each facet of your roof, and then multiply these dimensions to derive an estimate of the overall area. For instance, if your roof spans 20 feet in width and 10 feet in length, the calculation yields 200 square feet (20 x 10 = 200). It's crucial to factor in any additional features like dormers and skylights to ensure a comprehensive assessment.

When choosing a roofing material, climate becomes the biggest deciding factor. Here in Seattle, composition shingles are most commonly installed, tailored to thrive in our frequent rain. Yet, if you find yourself in an area with fierce winds or hail, Euroshield Rubber roofs could emerge as a more fitting option. Taking into account the specific weather patterns of your region is crucial in choosing the right roofing material, ensuring the resilience and lasting strength of your roof.

Beyond just climate, various other elements come into play when selecting the ideal roofing material. Your home or business style, budget constraints, and the maintenance demands of each material are crucial considerations. Certain materials, like metal roofs, might entail more upkeep than others. The significance of thorough research and selecting a material that aligns with your specific needs and budget cannot be overstated.

The projected cost provided by the roof calculator encompasses all expenses linked to labor and materials for a roof replacement. This comprehensive estimate covers tear-off, disposal fees, and the expenses tied to acquiring new shingles or alternative roofing materials. Potential additional charges, like those for attic ventilation, flashing and ridge cap installation, might also be factored in. For shingle roof calculations, there's the possibility of incorporating labor costs for any extra repairs deemed necessary. Similarly, the roofing calculator for metal roofs may encompass the expenses related to specialized tools and materials essential for the installation process.

The tear-off phase entails the removal of the current roofing material before introducing a new roof. Whether a tear-off is essential depends on the state of your existing roof. This process involves the extraction and disposal of the existing shingles or tiles, preparing the roof for the application of new materials. Furthermore, there might be a need for new decking and other repairs before the installation commences. It's crucial to note that tear-off expenses are generally factored into the comprehensive roofing estimate, and these costs should be taken into account when making decisions about your roofing project.

The projected cost provided by the roof calculator encompasses all expenses linked to labor and materials for a roof replacement. For shingle roof calculations, there's the possibility of incorporating labor costs for any extra repairs deemed necessary. Similarly, the roofing calculator for metal roofs may encompass the expenses related to specialized tools and materials essential for the installation process.

The estimation provided by the roof calculator does not cover expenses related to supplementary services like installing gutters, replacing skylights, or repairing chimneys. Depending on the age of your house, these additional services might be essential and should be factored in when gauging the overall cost. Moreover, it's important to note that the calculation excludes permit costs, which can fluctuate based on jurisdiction, rot repairs and sales tax, which varies according to state regulations.

Metal roofs are our most expensive roofing materials. On the other end, Asphalt shingles are generally considered one of the most affordable roofing materials.

Prices can vary based on factors such as location, installation complexity, and market conditions.

Not a great deal here in the Seattle area, but some materials can flucuate in price because of the weather in other parts of the county. If a hurricane area requires a significant amout of materials, like plywood, it can raise the material cost in our area.

Yes, hiring a professional for roof installation is highly advisable. Roof installation is a complex task that demands expertise in various roofing materials, techniques, and safety protocols. Professionals bring a level of skill and knowledge that ensures the proper installation of the roof, contributing to its longevity and overall performance. Beyond their expertise, roofing professionals also possess the necessary safety equipment, making them better equipped to handle the inherent risks associated with working at heights. Their efficiency, adherence to building codes, and ability to provide warranties for their work further emphasize the advantages of entrusting roof installation to skilled professionals.

Contacted Tom about repairing my roof (leaking skylights that needed to be removed) and he very quickly got me onto the schedule. Salvador and Sergio arrived on time and were pleasant and professional and left the worksite cleaner then they found it. They were done in a few hours and even with them removing the skylights and patching the roof there was little debris in the interior room (Tom had recommended I place a cloth down to make it easier cleanup and he was not wrong). Definitely recommending Tom and his crew at Hillside Roofing and Gutters.

Have used another roofer exclusively for about 15 years on most of my projects and when that other contractor couldn't fit me in, I turned to Hillside. Their work looks great, lots of attention to detail, and very professional communication and follow through. I'll be using these guys from here on out!

I'm extremely proud to say how pleased we were with the entire experience working with Hillside to have our roof and gutters replaced. From the initial consultation with Trevor and his continued communication before and during the project, to the workmanship, professionalism, politeness and promptness of the crew doing the work, it was so great working with them. I received six quotes for roof and gutter replacements, and Hillside was the best value, which made me a bit skeptical after seeing most of the other bids coming in much higher. I reached out directly to Tom, the Owner, just for a little reassurance that I wasn't missing anything, as the pricing for the quality of the product seemed a bit too good to be true. He reassured me that Hillside's mission is to provide customers with a quality product at a price that's fair for both them and the consumer, so we chose to move forward with them. We scheduled the roof replacement for the beginning of August, but they had an opening three weeks earlier that happened to fit our schedule, so we were able to make that work. They started work on Monday, finished the roof by Wednesday, and had the gutters completed by Friday. Aside from a few minor bits of debris that we had to clean up, they were very thorough in their cleanliness and keeping our property looking decent. I cannot recommend them highly enough, as they checked all the boxes for great value, excellent communication, professionalism, promptness, and overall experience. We were very impressed.

Hillside was great to work with. They protected the house through a summer squall and vastly upgraded the roof from a previously poor installation. Super pleased with Hillside. It is the second roof they have done for us. Very consumer friendly.

Tom and his staff were great to work with, and did a terrific job. He fixed a gutter that literally fell off the facia. I got three bids, and though Tom’s was not the least expensive, he was the most knowledgeable, fair, responsive, professional, and didn’t pad the job to do more than was necessary. . I highly recommend him!

I am always pleased when I find a business that is a cut above the good businesses and my expectations. I having nothing but praise for the way this company has conducted business. I had cut down a tree that fell and unfortunately damaged my gutter. Trevor, came to my house to inspect the damage within a day, gave me a fair quote within the next two days, and had a crew out to do the job the next week. Trevor was personable and professional. The crew that came out was very impressive. The team members were very courteous, professional, and clearly very skilled, completing the job in under 2 hours. They ensured all debri was cleared and the site was clean before they left. Many thanks to them and the rest of the Hillside team. I plan on engaging this company again when we replace our roof.
